When to get the police involved during a tenancy

There may be a time during or at the end of a tenancy when you consider assistance from the police.

When to call the RCMP

As a landlord, phone the RCMP at 867-667-5555 if:

  • you legitimately suspect that a tenant has passed away;
  • you’re concerned that a tenant may physically resist your entry after you serve proper written notice or need to enter because of an emergency;
  • you reasonably believe that the rental property is being used for illegal activities;
  • or there is:
    • excessive noise;
    • imminent serious damage to property or person; or
    • physically threatening confrontations between tenants or between you and the tenant.

If you suspect illegal activity at your rental property, you can also phone Safer Communities and Neighbourhoods (SCAN) at 867-456-7226.

When to call the Sheriff’s Office

As a landlord, contact the Sheriff’s if you need to:

  • execute an order of possession from the Residential Tenancies Office (RTO);
  • seize property;
  • enforce a monetary order; or
  • serve documents (a fee will apply for this service).

When not to contact the RCMP or Sheriff’s Office

  • To ask to act as a witness.
  • To ask to make a decision regarding landlord and tenant rights.
  • To seize properties to compel payment of monetary order (unless there is a court registered RTO order).
  • To let a landlord into a residential unit to seize personal property or change the locks (unless there is a court registered RTO order).
